VRF (variable refrigerant flow) — also known as VRV — is the technology of choice for larger commercial buildings requiring climate control across many zones from a minimal number of outdoor units. Unlike a conventional multi-split system which is limited to around eight indoor units, a VRF system can connect 20, 30, 50 or more indoor units to a pair of outdoor units, with refrigerant pipe runs extending up to 150 metres and a height difference of up to 50 metres between the outdoor and indoor units. This makes it practical for multi-storey office buildings, hotels, retail centres and educational facilities.
Heat recovery VRF systems go further — allowing some zones to be in cooling mode while others are simultaneously in heating mode. Heat extracted from the cooling zones is recovered and redistributed to the heating zones rather than rejected to the outside air. This significantly reduces energy consumption in buildings with mixed exposure — south-facing offices cooling while north-facing rooms still need heating, for example. VRF (variable refrigerant flow) and VRV (variable refrigerant volume — a trademark of Daikin) refer to the same underlying technology. VRV is Daikin's proprietary name for their VRF system range. All other manufacturers use the generic VRF terminology. The technology is essentially identical.
Depending on the outdoor unit size and configuration, a single VRF outdoor unit can connect between 8 and 64 indoor units. Multiple outdoor units can be combined for even larger installations. The total connected indoor unit capacity is typically limited to 130% of the outdoor unit capacity to allow for diversity.
Yes. All major VRF manufacturers provide BMS interface options — typically BACnet, Modbus or proprietary gateways — that allow the VRF system to be monitored and controlled from a central BMS. Centralised controllers also allow facility managers to set schedules and monitor all zones from a single display without full BMS integration.
